OUR STORY

The concept of 520 East Lancaster Avenue began when Pat Waters met lead investor Kent Griswold on the set of The Wolf PAC TV show, a program Kent founded and still serves as Executive Producer. A friendship quickly formed between the two. With Pat’s extensive experience in sports marketing, he had built relationships with notable athletes, including Phillies World Series Champion Brad Lidge and Eagles Super Bowl Champion Brent Celek. Inspired by a shared vision, Pat set out to establish a championship-caliber team at 520 East Lancaster Avenue in Downingtown, PA.

Originally constructed in 1926, the building has historic charm, now combined with state-of-the-art technology. With the building itself encompassing 19,000 square feet, and the upstairs office area spanning 7,000 square feet, there is plenty of room for you and your team to get comfortable. Brent Celek played a key role in the building footprint and beautiful landscaping on site. After beginning renovations in 2021, the project was successfully completed in January of 2024. The building now encompasses eleven individual executive work spaces, home to businesses such as Handel’s Homemade Ice Cream, Pizza Hut, Sports Vault, and another new retail store being announced this fall. The possibilities for this location are endless, and we are always looking to help businesses thrive.
